About Sorkhroud Seaside Town Urban Design

The Seaside Town project is defined by five types of villas, each of which has its own characteristics that distinguish it from the others. But at the same time, the idea and physical program follows almost the same principles. With the help of each volume orientation, all villas benefit from views of both the city and the sea. As for privacy matters based on the location and culture the site provides, it was required to make sure each building and its views will not hurt other villas’ privacies or views, the buildings are close to each other by only one elevation that does not have any doors.

Unique Properties
In this project, with the help of volume’s rotations, all villas benefit from suitable views and lots of perspective . Neighbors do not have view to one another.(they turn their back on each other.)While each unit is formed in the relation to it’s neighbors and together they form a coherent and unit puzzle, in such a way that if even one villa is removed from the site, the coherence of the complex will be lost.
Dimensions & Packaging
This project is located in sorkhroud city in north of the Iran. It is designed in a 48000 m² land(420m * 130m) & includes 71 villa units (including 6 main types ) .every villa´s land is about 500 m² . all of them are formed in 3 floors & have an area of 450 m².

Production Technology
In this project, our emphasis has been on the relationship between surfaces and forms. Therefore, the purity of the volumes was very important and because of that, micro cement is used for the final layer to create a pure and white coating
Design Challenge
.one of the most important challenge that we faced to it `we need too many parkings limits for villas during vacations . We placed some of them in the remaining space between all 4 modules that were combined. Therefore, both positive and negative spaces are combined and complement each other
Project Duration
this project is designd in may 2021 & the construction began in february in the north of the iran & is set to end the next 2 years
Operation Flow
In creation of an architectural plan of the seaside town, with consideration of facing a set of volumetric masses; at the beginning, our confrontation with volumes was in a narrative way as if volumes are figures which were formed in the reaction of one another and also the formation of surfaces has been abstracted from the social interaction of their masses
Research
we researched about the climate & tried to find a way to use air circulation for decreasing hiumidity by spacing villas. Also the rotation of volumetric masses has been formed due to have wider perspective.
Inspiration
In a villa town, one of the most important things is the scenic view, and at the same time to block the neighbor ’s view to the inner space. So we use rigidity and rotation to achieve both

Design Interview about Sorkhroud Seaside Town Urban Design

Creating figurative forms while trying to give each unit a great view of the city and the sea and preserving the privacy of each unit's privacy.

We want to improve the quality of living in this beautiful city and encourage citizens to leave the crowded big cities and migrate to these small cities closer to nature and tranquillity.

We also designed an entertainment center for residents and tourists on a close site to this project to make sure this "Seaside Town" will meet all the needs and dreams of 21st-century citizens.

We experimented with different forms and shapes for about three months, visiting the project's site and analyzing its pros and cons.

The figurative forms of Persian dancers inspired us. Still, the limitation the site and culture gave us ended up with these puzzle-like shapes that each create a bigger unit (made out of 4 different types of villas) that if only one of them is removed, the puzzle will lose its coherence.

Our design is currently under construction by Kalbod Design Studio's construction department.

We are focused on User Experience at Kalbod Design Studio. To improve the quality of life for our users, we decided to design an out-of-city place to live, communicate and relax, away from the business of crowded cities.

The Iranian dancer's figures inspired us to design each unit's volume.

Citizens who want to leave the crowded city and live in a calmer and quieter place, in deep connection with nature

The limitation of the cultural requirements in this area was one of the primary rules for this project that led the design process from the beginning. The importance of privacy while providing a great view of the beautiful nature outside was the main challenge in this project, and solving in the shape of each volume sets this project apart from the others.

Sorkhroud Seaside Town is a small neighborhood designed in the tourist attraction city of Sorkhroud

Autocad, Rhino, Photoshop, Lumion, Unreal Engine, Twinmotion, Revit, Illustrator

The importance of user experience is the most unique feature of our design; Answering their needs while giving them more to enjoy.

At Kalbod Design Studio we have a diverse team of experts, from experienced conceptual designers to engineers, constructors, and specialists in different fields of construction and with the help of our amazing team we were able to start the construction phase in 2022.

One of the practical challenges of this project was the fluid form of the interior walls and boundaries. The interior walls followed the curvature of the facade, and using the fluid areas these walls provided was only possible through technology and craftsmanship.

Yes, it did in every step. From the site analysis to getting inspiration from the dancer's poses along the way to the construction phase, the entire process was based on research and data analysis to come up with the best response to the project's challenges.

As said before, The importance of preserving privacy due to cultural requirements while providing the best possible view for each unit with floor-to-ceiling windows. The site's climate and water preservation also channeling the possible needs of 21st-century clients to encourage them to leave their apartments in crowded cities and move to Sorkhroud.

Kalbod Design Studio was familiar with A'Design Awards early on and we were honored with its international prizes in the past two years as well.

every project is a lesson learned for us. This project taught us how to handle the concept and construction and how to communicate with specialists in every field.

We just wanted to thank you guys for the amazing opportunities you gave us to showcase our projects.
