About Goktekin Q1 Boligkompleks med blandet bruk

Unique Properties
Goktekin Q1 redefines urban living through a layered mixed-use model. It seamlessly separates street-level commercial vibrancy from elevated residential privacy without severing their visual connection. Aiming for LEED Gold and developed via a BIM360 digital twin, the design features three-facade units for optimal cross-ventilation, a communal pool with a retractable skylight, and a Cihannuma-inspired social pavilion.
Dimensions & Packaging
Gross Floor Area: 26,357.44 square meters. Plot Area: 5,603 square meters. The complex comprises three residential blocks (A, B, and C) situated on a landscaped podium above street-level commercial units.

Production Technology
Targeting LEED Gold certification, the project utilized a BIM360 digital twin for precise multi-disciplinary coordination. High-performance facades, low-embodied carbon materials, and smart controls were prioritized. Passive strategies include natural cross-ventilation through three-facade unit layouts and a retractable skylight system. Energy-efficient mechanical systems are tailored to mitigate Adana's hot climate.
Design Challenge
The primary challenge was resolving the disconnection between boulevard buildings and public life on a sloping site, balancing commercial visibility with residential privacy. Integrating a Cihannuma pavilion and a retractable skylight pool atop commercial units demanded complex structural engineering, resolved via BIM360. Achieving natural cross-ventilation for all units while meeting LEED Gold benchmarks required precise spatial optimization.
Research
Type of Research: Urban and environmental research. Research Objectives: To improve boulevard interaction while meeting LEED Gold sustainability standards. Methodology: Site analysis combined with energy modeling studies. Data Collection and Research Tools Used: Climate data analysis, digital simulations and sustainability benchmarks. Participants or Experiments: Energy and daylight performance testing. Results, Insights and Impacts: Reduced energy demand and improved public interaction. Effect: Higher environmental performance and improved living quality.
Inspiration
The design challenges the boulevard's monotonous, inward-facing street pattern by introducing a vibrant commercial level that actively engages the urban fabric. Elevated on a natural slope, the residential blocks maintain privacy while staying connected to the street context. This connection is culturally grounded in the historical 'Cihannuma' concept, reinterpreted as a pavilion offering a private viewing courtyard.
Project Duration
Located on Turgut Ozal Boulevard, Adana, Turkey (Plot Area: 5603 sqm, GFA: 26357 sqm). Concept development began in January 2022 and was finalized in December 2022. The process included site analysis, BIM360 coordination, and energy modeling.
Operation Flow
The project operates through a clear two level organization. Commercial units function directly from the boulevard, activating daily pedestrian life. Residential access is provided from an elevated landscaped podium. The modern Cihannuma pavilion serves as a social bridge, allowing visual engagement with the street. The transition from public street to shared green platform defines the key spatial sequence. This layered system improves privacy while maintaining strong visual and physical continuity with the urban axis. A retractable skylight over the communal pool adapts to Adana's climate, ensuring year-round social interaction within a cross-ventilated microclimate.
