About Headquarters Complex Primary Function: Tổ hợp Trụ sở Đa chức năng

Book Text: Tổ hợp Trụ sở là một cụm công trình đa chức năng tại Trường Sa, Trung Quốc. Tổ hợp tọa lạc trong Công viên Công nghệ Truyền thông Sáng tạo, bên cạnh sông Lưu Dương và trục trung tâm của công viên. Do khu đất bị giới hạn chiều cao 120 mét, ba tòa tháp được liên kết với nhau để tạo thành một điểm nhấn cảnh quan thay vì một tòa tháp cao đơn lẻ. Các tòa tháp bao gồm một tòa nhà văn phòng và hai tòa nhà căn hộ, được bố trí dọc theo bờ sông và kết nối trên không bằng một nền tảng chung với phòng tập gym, quán sách và một rạp chiếu phim nhỏ. Một khối đế văn phòng có sân vườn ba tầng mở tổ hợp ra phía đường phố.

Unique Properties: The project is located in the Creative Media Technology Park (CMTP) in Changsha. The site is adjacent to the Liuyang River and the central axis of the park. The building height limit of the site is 120m, which is lower than the surrounding parcels in the CMTP. Therefore, the design seeks to create a unique city landmark by linking three towers. The three towers are arranged in an encircling manner along the river and connected in the air, ensuring the maximum view toward the river.

Design Challenge: The height limit of the site is 120m, which is too low to design a skyscraper as a landmark. As a result, the project is designed as three towers linked by a platform layer in the air to be building group, which also is a unique city landmark.

Considering that the client want a customized high quality headquarter, the porosity of the garden-like podium not only introduces the view of green landscape into the building, but also improves the openness to the city and the streets.
Research: Through a series of design methods, the project attempts to break the absolute barriers between office, residential and street, creates a series of multiple level public spaces, and enhance the publicity of the project.
Inspiration: The project is composed of one office building and two apartment buildings. A platform layer is introduced in the higher levels to provide amenities such as a gym with a swimming pool, a book bar, a small cinema, etc. These amenities are shared between the office and the apartment, creating a linkage between working and dwelling.

The podium of the project consists of three stories of garden office, which will accommodate to working spaces, meeting rooms, reception areas, a product gallery for the five branch companies owned by Sunwalk Construction Group. The porosity of the garden office plan allows plenty of natural light into the interior spaces and ensures the openness of the project to the city.
Project Duration: The project started in April 2019 and still ongoing. It's located in Changsha, China.
Operation Flow: In the high level of the project, a platform layer in the air is innovatively implanted as the sharing air public space to enhance the interaction and lead the circulation between office, hotel and apartment towers. At the street level, a garden-like office is set up in a three-storey podium, while a public visiting road is introduced to run through the garden office, improving the openness to the city and the streets.
