About Goktekin Q1 Mixed Use Residential Complex

Located on Turgut Ozal Boulevard in Adana, Goktekin Q1 is a mixed use residential project shaped by the natural slope of the site. Commercial units open directly to the boulevard, supporting pedestrian use and daily street life. Housing is placed on a landscaped podium that forms a shared garden. This organization separates street level functions and residential areas while maintaining visual continuity. The project proposes a balanced relationship between the boulevard and residential living.

Goktekin Q1 Mixed Use Residential Complex by A Tasarim Mimarlik engages contemporary architectural discourse surrounding urban densification, mixed-use programming, and the creation of vibrant street-level experiences that foster community interaction within vertical residential development. The design demonstrates sophisticated understanding of contemporary urban challenges, proposing architecture that integrates commercial activation, residential accommodation, and public realm enhancement within a cohesive formal language that balances repetition and variation, transparency and solidity, openness and enclosure. Compositional achievement manifests through careful modulation of building mass, with the central tower element providing vertical landmark presence while flanking volumes establish horizontal continuity and urban fabric integration, creating dynamic skyline variation that enlivens the streetscape without overwhelming pedestrian scale. The articulation of individual floor plates through projecting elements and recessed planes generates shadow patterns and depth that prevent monotonous facade expression, demonstrating technical facility in three-dimensional composition and understanding of light as sculptural medium. Chromatic sophistication emerges through the restrained earth-tone palette that suggests material authenticity and contextual sensitivity, allowing the building to assert contemporary identity while maintaining visual harmony with potential surrounding development. The strategic deployment of vertical louvers and solar control elements reveals environmental responsiveness and sustainable design consideration, integrating functional performance with aesthetic expression. Ground-floor treatment achieves particular success through generous glazing, colonnade-like structural rhythm, and apparent seamless transition between interior retail spaces and exterior pedestrian realm, suggesting commitment to walkable urbanism and economic vitality. The integration of landscape elements including tree plantings and outdoor seating areas demonstrates holistic approach to placemaking that extends architectural consideration beyond building envelope to encompass public space choreography. Thematically, the work explores architecture's capacity to serve as both functional accommodation and urban catalyst, housing daily life while simultaneously structuring social possibility through spatial organization. The design invites contemplation of contemporary residential density as opportunity rather than compromise, suggesting through formal generosity, material quality, and experiential richness that vertical urban living can offer not only efficiency but also delight, not merely shelter but genuine sense of place and belonging within the contemporary metropolis.

Unique Properties
Goktekin Q1 redefines urban living through a layered mixed-use model. It seamlessly separates street-level commercial vibrancy from elevated residential privacy without severing their visual connection. Aiming for LEED Gold and developed via a BIM360 digital twin, the design features three-facade units for optimal cross-ventilation, a communal pool with a retractable skylight, and a Cihannuma-inspired social pavilion.
Dimensions & Packaging
Gross Floor Area: 26,357.44 square meters. Plot Area: 5,603 square meters. The complex comprises three residential blocks (A, B, and C) situated on a landscaped podium above street-level commercial units.

Production Technology
Targeting LEED Gold certification, the project utilized a BIM360 digital twin for precise multi-disciplinary coordination. High-performance facades, low-embodied carbon materials, and smart controls were prioritized. Passive strategies include natural cross-ventilation through three-facade unit layouts and a retractable skylight system. Energy-efficient mechanical systems are tailored to mitigate Adana's hot climate.
Design Challenge
The primary challenge was resolving the disconnection between boulevard buildings and public life on a sloping site, balancing commercial visibility with residential privacy. Integrating a Cihannuma pavilion and a retractable skylight pool atop commercial units demanded complex structural engineering, resolved via BIM360. Achieving natural cross-ventilation for all units while meeting LEED Gold benchmarks required precise spatial optimization.
Project Duration
Located on Turgut Ozal Boulevard, Adana, Turkey (Plot Area: 5603 sqm, GFA: 26357 sqm). Concept development began in January 2022 and was finalized in December 2022. The process included site analysis, BIM360 coordination, and energy modeling.
Operation Flow
The project operates through a clear two level organization. Commercial units function directly from the boulevard, activating daily pedestrian life. Residential access is provided from an elevated landscaped podium. The modern Cihannuma pavilion serves as a social bridge, allowing visual engagement with the street. The transition from public street to shared green platform defines the key spatial sequence. This layered system improves privacy while maintaining strong visual and physical continuity with the urban axis. A retractable skylight over the communal pool adapts to Adana's climate, ensuring year-round social interaction within a cross-ventilated microclimate.
Research
Type of Research: Urban and environmental research. Research Objectives: To improve boulevard interaction while meeting LEED Gold sustainability standards. Methodology: Site analysis combined with energy modeling studies. Data Collection and Research Tools Used: Climate data analysis, digital simulations and sustainability benchmarks. Participants or Experiments: Energy and daylight performance testing. Results, Insights and Impacts: Reduced energy demand and improved public interaction. Effect: Higher environmental performance and improved living quality.
Inspiration
The design challenges the boulevard's monotonous, inward-facing street pattern by introducing a vibrant commercial level that actively engages the urban fabric. Elevated on a natural slope, the residential blocks maintain privacy while staying connected to the street context. This connection is culturally grounded in the historical 'Cihannuma' concept, reinterpreted as a pavilion offering a private viewing courtyard.
