About Villa 22 Private House

Villa 22 is a private house built into a slope in the rural landscape near the Meuse river in the south of the Netherlands. The name refers to the 22 degree incline of the site. The concrete was cast in place, and all pipes and installations are set within the concrete slabs. The protruding balconies show the structural potential of the material. Elm wood adds a warm appearance, while large windows bring the surrounding nature inside. A swimming pool joins the geometric lines of the building with water. Design and construction took place between 2017 and 2019.

Villa 22 Private House by Dreessen Willemse Architecten exemplifies the sophisticated evolution of residential modernism in the early twenty-first century, demonstrating how contemporary architects continue to refine the language of geometric abstraction, material honesty, and landscape integration established by earlier generations while introducing new sensibilities around atmosphere, craft, and inhabitation. The work engages with the tradition of the horizontal prairie-inspired dwelling while asserting its own distinctive formal vocabulary through the dramatic cantilever that defines the primary elevation, a structural gesture that simultaneously creates sheltered outdoor space below and expresses the engineering capabilities of reinforced concrete construction. The material palette reveals thoughtful consideration of both visual and tactile experience: the board-formed concrete retains the memory of its timber formwork, creating subtle textural variation across planar surfaces, while the vertical cedar battens introduce warmth and rhythm that modulate the light throughout the day and seasons. The architectural proposition seems to explore the threshold condition between landscape and dwelling, public approach and private retreat, solid mass and transparent membrane. The nocturnal presentation allows the work to reveal its secondary nature as a vessel of light, the interior warmth radiating outward through carefully proportioned apertures that frame views of domestic activity within. The integration of the automobile within the architectural composition acknowledges the reality of contemporary suburban dwelling while elevating this utilitarian requirement to aesthetic consideration. The human figure visible within the living space transforms the image from architectural documentation to narrative suggestion, inviting viewers to imagine the experience of inhabiting such a space. What qualities of shelter, prospect, and refuge does this dwelling offer its occupants, and how might the experience of moving through these spaces unfold across the threshold from arrival to dwelling?

Unique Properties
The name Villa 22 is inspired by the specific location of the building, which lies on a slope of 22 degrees. By pure coincidence, the house number also happened to be 22. From the outside, the elegant villa looks like an integral part of the hill in which it was designed. Anyone entering the villa will notice that the outdoors is never far away. The surrounding nature is projected inside through the windows, you find yourself indoors yet surrounded by a sense of nature.

Production Technology
During the construction work of the villa, the concrete was cast in place and all pipes and installations are installed in these concrete slabs. The potential of concrete as a construction material and as the proud main bearer of the architectural identity of the building has been pushed to extremes. The protruding balconies are illustrative of the tension that can be achieved with concrete.
Design Challenge
The most challenging was to combine all the elements of the design with the technical limitations of the in place cast concrete. The result is a seamless integration of all the elements connecting with the concrete as well as optimizing the load bearing function of the concrete.
Project Duration
The villa lies nestled in a hill in the rural landscape of the green, leafy foreland of the Meuse river in the south of the Netherlands. Design and construction has taken place between 2017 and 2019
Operation Flow
The routing has a logical structure. The transition from one room to another is also accompanied by visual moments that do not demand attention but are there for those who notice. The stairs naturally connect the floors, but from a distance they are also objects with visual expressiveness.
Inspiration
In Villa 22, water serves as the connecting element. Not only did water play a unifying role in the construction process when pouring concrete, it also has a defining function in which the villa is experienced and perceived. This is a villa in which a geometric interplay of lines forms a symbiosis with the water in the swimming pool. This alliance between the hard, unyielding nature of the concrete, the warm appearance of the applied elm wood, and the rippling water is the essence of Villa 22.
