About Office Complex Design Mawan Unit 15 Kompleks biurowy

Projekt kompleksu biurowego Mawan Unit 15 to zespół budynków biurowo-przemysłowych zlokalizowany w Mawan, Shenzhen. Trzy wieże stoją obok siebie, z czego dwie wznoszą się na wysokość 74,2 metra i liczą 17 pięter, a jedna osiąga 70 metrów wysokości i posiada 16 pięter. Łączący je korytarz tworzy wewnętrzną oś kompozycyjną i kontynuuje koncepcję Korytarza Jedwabnego Szlaku charakterystyczną dla tego obszaru. Wielowarstwowe podstawy budynków oraz pionowe zielone doliny tworzą trójwymiarowy system parkowy. Zakrzywione kontury budynków nawiązują do pobliskiego brzegu rzeki, natomiast cofnięte tarasy zapewniają malownicze przestrzenie biurowe oraz wspólne poziomy społecznościowe. W realizacji zastosowano prefabrykowany system konstrukcyjny.

Production Technology
1.Prefabricated Buildings: The choice of the prefabricated building structure system is based on factors such as building function, seismic resistance, and height limitation. The height complies with regulations, and the architecture embodies standardization, incorporating suitable segmentation design for prefabricated components.

2.Reserved Capacity Design: The design includes space for future upgrades to water, electricity, and HVAC systems, ensuring adaptability for multifunctional use.
Design Challenge
1. Within the 75-meter height limit, how to balance functionality and landscape through the design of three side-by-side towers and connecting corridors?
2. How to ensure efficient connectivity and interaction between functional areas within the multi-layer base and three-dimensional park system?
3. How to effectively mitigate the impact of unfavorable directions in the design of vertical green valleys and curved terraces while maintaining both the aesthetics and practicality of the buildings.
Research
This Office Complex in Mawan, Shenzhen, invested and developed by Qianhai Shekou Qidi Industrial Co., Ltd., is positioned as a world-leading project benchmarked against international standards. Based on the concept of "Creative Community, Park Neighborhood," the design scheme aims to create a modern office/industrial building complex that integrates living, working, and entertainment functions, contributing to the Shenzhen-Hong Kong integration and creating an iconic urban landscape.
Inspiration
The design scheme is based on the concept of "Silk Road Corridor," which continues the pattern of "Three Peaks and Two Valleys" and the Y-shaped green corridors of the area. A three-dimensional park system is created through two intersecting axes and three towers. This design features a vertical green valley that mirrors the curves of the nearby riverbank, forming an east-west belt and eco-friendly office spaces, seamlessly integrating modern architecture with the surrounding natural landscape.
Project Duration
Design period: August-September, 2023
Project location: Plots 02-05 and 02-06, Development Unit 15, Shenzhen-Hong Kong International Service City, Mawan, Qianhai, Shenzhen City (Adjacent to Tinghai Avenue to the north, Mawan 1st Road to the west, Planned 4th Street to the south, and Qianwan Hexi Street and Qianwan Water Corridor to the east)
Operation Flow
Master planning: Continue the pattern of "three peaks and two valleys" and Y-shaped green corridor of the area.
Urban Design: Emphasize a three-dimensional city and an integrated park system.
Vertical Design: Establish a multi-layered base, continuing and strengthening the belt park at the 7m elevation of the Silk Road Corridor, running vertically through the entire area.
Architectural Design: Three towers are connected by the Silk Road Corridor, each with setback terraces facing Qianwan River.
