About Central Mansion Residential House

Central Mansion is a residential housing project built in Hainan. The project covers 128600 square metres and is arranged as two clusters joined by a landscape life axis, forming a plan of one axis and multiple clusters. A community theme garden offers shared outdoor space for all ages. High-rise areas shape the facade image along the urban expressway, while multi-storey areas support quieter private living. Facades use beige coarse sand stone paint with champagne aluminium panels that recall the coconut trees of Hainan.

Central Mansion Residential House by Tianhua Architecture represents a distinguished contribution to contemporary residential planning discourse, embodying principles of integrated community design that have emerged as central concerns within twenty-first century urban development practice. The project demonstrates sophisticated understanding of density calibration, employing a graduated approach wherein tower elements are strategically positioned to maximize solar access and view corridors while lower structures create human-scaled environments along pedestrian pathways and communal gardens. This compositional strategy echoes precedents established in garden city movements while incorporating contemporary imperatives around landscape ecology and stormwater management through the extensive green infrastructure visible throughout the site. The rendering technique itself warrants attention, employing aerial orthographic projection that allows comprehensive appreciation of the spatial relationships between built form and open space, revealing how approximately half the site area appears dedicated to landscaping, recreational facilities, and circulation networks. The chromatic treatment emphasizes the dialogue between architectural mass and vegetative softness, with the cool neutrality of building surfaces establishing elegant counterpoint to the warm vitality of the surrounding greenery. Careful observers may note how the curvilinear roadway at the composition's edge creates a protective gesture, separating the residential enclave from surrounding context while establishing a graceful threshold condition. The inclusion of athletic facilities in the northwestern quadrant suggests attention to holistic community wellness, positioning physical activity as integral to residential experience rather than afterthought. Viewers might contemplate how such comprehensive approaches to residential design reflect evolving understandings of dwelling as encompassing far more than private interior space, extending into shared landscapes, communal amenities, and the collective stewardship of environmental resources.

Unique Properties
The project innovatively designs a community theme garden that fits the property of the plot, and seamlessly connects the landscape life axis across the two clusters to form a planning pattern of one axis and multiple clusters, presenting an immersive island life field for all periods and ages. It advocates the concept of ecological, compound and healthy park-like community, and is committed to improving living comfort.
Dimensions & Packaging
The project covers a total of 128600 square meters. In terms of building materials, it mainly uses the more artistic beige coarse sand real stone paint, which fits with the blue sea and blue sky of Hainan, and partially uses champagne aluminum plate as the focus and outline of the line, which better restores the concept of coconut tree.

Production Technology
In terms of design ideas, to ensure the interaction and symbiosis of the two communities, to create a landscape life axis to connect the community, forming a multi-dimensional, multi-level community group. And fully explore the characteristics of their respective theme communities, with high-rise building areas to create image cover and ritual life for the city, with multi-storey building areas to emphasize private life.
Design Challenge
From the initial stage of design to the basic landing of the main body of the project, the project encountered many difficulties in realizing the coordination and planning of landscape and architecture, the transition between architecture and interior, and the effect control of the later landing. One of the biggest challenges was how to organize the main axes of the two plots and how to arrange the spatial nodes.
Project Duration
The project started in August 2023 in Hainan and finished in October 2025 in Hainan.
Operation Flow
In the initial stage of the design of this project, the designers actively cooperated with various majors, strengthened the interaction with construction drawing designers, and checked their results. In the middle stage of the design, the facade control manual was developed for each sub-item building, and the details of the facade material and construction methods were expressed in detail.
Research
Hainan has a tropical monsoon climate, high temperature and rain, typhoons and other extreme weather is common. With the construction of international tourism island and free trade port, the number of people settling down and vacationing has increased, and some residential communities have not fully considered the climate characteristics and poor living experience, so it is necessary to carry out relevant research.
Inspiration
The form is based on the concept of coconut trees unique to Hainan, extracted and translated into architectural line elements, which complement the landscape greening in the community. The scheme highlights the facade image along the urban expressway, strengthens the facade expression of the public construction of the house, and establishes the cover of the city display, aims to create a green home that blends with nature and creates a cultural place that inherits Hainan characteristics.
