About Chord Residential
Chord is an apartment interior located in a low-density residential building in Kowloon Tong, Hong Kong. The layout supports both remote work and family life. The living room contains a multifunctional performance area that serves as a home cinema, a library and a space for a grand piano. Concealed doors and a sliding corridor door separate the zones and improve sound insulation. A semi-enclosed foyer with hidden shoe cabinets and wardrobes forms a calm buffer at the entrance. Light-toned elm veneer, herringbone stone tiles and marble unify the rooms.
Handover Studio Ltd.'s Chord Residential participates in a distinguished lineage of residential interior design that prioritizes spatial generosity, material refinement, and atmospheric luminosity as primary experiential values, positioning this environment within contemporary discourse surrounding luxury residential architecture that seeks to transcend mere accommodation and instead cultivate spaces for meaningful human dwelling, creative practice, and social gathering imbued with aesthetic intention and sensory richness. The compositional achievement evident throughout this open-plan interior demonstrates sophisticated spatial orchestration, wherein distinct functional zones for dining, musical performance, casual seating, and contemplative retreat maintain individual definition while contributing to a cohesive unified whole, the designer employing subtle shifts in furniture arrangement, lighting intensity, and material texture to articulate programmatic boundaries without resorting to physical partitions that would compromise the spatial continuity and generous volumetric flow that characterize the environment's essential quality. The chromatic accomplishment merits particular attention, as the palette demonstrates restraint and sensitivity in its deployment of warm neutral tones that evoke natural materials and ambient daylight, the blonde timber cladding that wraps the upper perimeter establishing a consistent architectural datum that unifies disparate elements while introducing rhythmic visual texture through its linear vertical articulation, this warm wood presence balanced by cooler gray and white tones in upholstery, flooring, and ceiling planes that prevent chromatic monotony while maintaining overall tonal harmony, the single vibrant coral-orange floral arrangement functioning as a carefully calibrated accent that activates the composition without disrupting its fundamental serenity. The technical facility evident in the integration of natural and artificial illumination reveals sophisticated environmental control, wherein floor-to-ceiling sheer curtains modulate incoming daylight into a soft diffused glow that eliminates harsh shadows and creates atmospheric depth, this natural luminosity supplemented by recessed downlighting that provides consistent ambient illumination and subtle architectural articulation, the layered lighting strategy ensuring spatial legibility across varying temporal conditions while maintaining the environment's characteristic gentle luminous quality. Thematically, the space invites contemplation of contemporary residential life conceived not merely as functional shelter but as curated aesthetic experience, wherein material selection, spatial proportion, and lighting design combine to create an environment conducive to both solitary artistic practice suggested by the prominent piano and communal gathering suggested by the dining arrangement, the work exploring the productive tension between public and private, individual and collective, performance and repose within the domestic realm. The integration of culturally resonant objects such as the grand piano, the displayed books suggesting intellectual engagement, and the carefully arranged tableware elevating daily ritual into aesthetic ceremony positions this interior within traditions of cultivated domestic life that honor both artistic sensibility and hospitable generosity. How might contemporary residential design balance the competing desires for spatial openness and intimate enclosure, aesthetic refinement and functional accommodation, visual harmony and sensory richness, and in what ways does this environment propose one possible reconciliation of these perennial domestic tensions?

- Unique Properties
- Situated in a low-density residential building in Kowloon Tong, adjacent to the serene Broadcast Drive, this apartment has been reimagined by Handover Studio (HOS) to cater to the rising trend of remote work. On the side facing Lion Rock, the design incorporates a slender, multifunctional performance area that serves as both a home cinema and a live piano space. From this vantage point, residents can enjoy panoramic views of Kowloon Tong, immersing themselves in the tranquility and vibrancy of artistic living.
To facilitate a smoother transition from the city's fast pace, a semi-enclosed foyer at the entrance functions as a buffer zone between the outside world and the home. - Production Technology
- The project features thoughtfully conceived concealed doors that subtly delineate the living and lounge areas, creating a fluid, adaptive space that evolves with the rhythm of everyday life. Whether hosting a private piano recital, screening a film in a personal cinema, or retreating into a tranquil reading alcove, the space responds with elegance and ease. Bathed in natural light, the open-plan layout is framed by a full-height elm veneer library wall, evoking the timeless grace of a curated private study.
Floor-to-ceiling sheers and sleek glass partitions extend visual perspectives, drawing in expansive ocean views and ambient daylight, thereby uniting interior tranquility with the drama of nature. Throughout the residence, the material narrative emphasizes authenticity and texture. Solid elm slats echo the sweeping view of Lion Rock, subtly bridging the landscape with the interior design.
Underfoot, warm-toned herringbone stone tiles gracefully transition to the lustrous sheen of white jade marble and bespoke timber finishes, imparting a sense of calm, substance, and quiet luxury. Each functional zone is connected through a continuous woodwork system, creating a seamless design rhythm—akin to the legato of a pianist, where every transition is fluid and every detail is in harmony.
The entryway establishes a refined first impression, featuring full-height concealed cabinetry and tailored paneling that define a discreet sense of arrival. Along the window line, finishes extend naturally to seat height, forming a serene nook for reading and viewing—a contemplative space to pause, take in the commanding Lion Rock panorama, and embrace the art of slow living. Every element is meticulously orchestrated to elevate daily rituals into a composition of timeless elegance. - Design Challenge
- The project carefully addresses varying ceiling heights and concealed beams through a thoughtfully crafted ceiling design that is seamlessly integrated across the living and dining areas, bedrooms, and bathrooms. A refined palette of light-toned elm veneer extends throughout the residence, establishing a cohesive design language that resonates in the tall cabinetry, door frames, handles, and wall paneling. This meticulous approach ensures a harmonious and elegant spatial experience.
- Project Duration
- The project started in June 2024 in Hong Kong and finished in Dec 2024 in Hong Kong.
- Operation Flow
- The design masterfully differentiates the living and dining zones from the private quarters, creating a dedicated performance area within the living room. At its center, a grand piano stands gracefully, inviting refined musical expression. Lacquer-finished piano doors lead through the foyer, past the staircase, and into the entrance of the performance hall. The iconic silhouette of Lion Rock provides a majestic backdrop, while natural light cascades through expansive floor-to-ceiling windows, infusing the space with timeless elegance. Beyond its function as a music hall, the living room seamlessly transforms into a spacious library or an intimate home cinema, offering versatility to adapt to evolving lifestyles.
- Research
- This project thoughtfully examines the influence of ceiling height and spatial proportions on residential interiors, showcasing a refined and practical approach to spatial planning. The ceiling and wall treatments are meticulously designed to enhance the visual experience while reinforcing a cohesive design language throughout the home. Functional considerations, such as ensuring optimal airflow for both supply and return air systems, are seamlessly integrated, striking a perfect balance between aesthetics and performance.
To further improve the living environment, heat-reducing, sun-shading materials are applied to window-facing areas, minimizing solar gain and enhancing energy efficiency. Additionally, the lighting throughout the home is carefully calibrated, with particular attention to the color temperature and diffusion of LED ceiling lights, creating a soft, cohesive ambiance that enriches every space. - Inspiration
- In music, a chord is defined as a combination of three or more notes that resonate together in harmony. While chords can be played on instruments such as the piano or guitar, they cannot be produced by instruments that generate only a single note at a time, like the trumpet. This concept draws a parallel to a family, where each member assumes a unique role yet coexists within the same space. Within this shared environment, networks of pipes and tubes run quietly throughout, discreetly connecting and silently supporting the harmony and connection among family members.
