About Ultima Residential

In the design of Ultima project, the way light flows through the rooms, combined with smooth, flowing lines and natural textures, brings the space to life. Every detail, from the layout to the finishes, is carefully considered to create a home that feels personal, stylish, and full of warmth. The low bench by the window provides a cozy spot to sit and enjoy the scenery, and on clear days, it offers a breathtaking view of dazzling night lights in Hongkong.

Mstudio's Ultima Residential engages the enduring challenge of contemporary urban dwelling: how to create spaces of serenity and human warmth within the vertical density of metropolitan centers, a question that has animated residential design discourse from early modernist social housing experiments through postwar curtain-wall residential towers to today's luxury high-rise interiors. This work demonstrates sophisticated resolution of that perennial tension between openness and enclosure, transparency and privacy, minimalist restraint and sensory richness. The compositional achievement rests substantially in the calibrated orchestration of spatial zones—the generous foreground seating area establishing primary inhabitation, the transitional dining zone offering secondary programmatic function, and the transparent perimeter dissolving into layered urban prospect—all unified through consistent material vocabulary and lighting strategy that extends rather than fragments the visual field. The marble feature wall merits particular attention as a moment where natural material becomes architectural sculpture; the book-matched stone panels reveal the designer's understanding that luxury in contemporary contexts often resides in honest material expression rather than applied ornament, the geological drama of stone veining providing visual complexity within formal simplicity. The furniture selection demonstrates disciplined restraint, with the substantial sectional providing necessary visual anchor without overwhelming the spatial volume, its clean horizontal geometry echoing modernist precedents while the plush scale and tactile upholstery suggest contemporary comfort expectations. The chromatic strategy reveals subtle sophistication: rather than pursuing monochromatic severity or bold chromatic drama, the palette modulates between cool architectural neutrals and carefully distributed warm accents, creating thermal balance that prevents the space from reading as either clinically cold or overly domestic. The lighting design achieves that often-elusive quality of appearing effortless while requiring extensive technical coordination; the recessed cove channels provide ambient illumination that eliminates harsh shadows while discrete downlights offer task lighting and visual punctuation, together creating the diffused, enveloping luminosity associated with high-end hospitality and residential environments. The floor's mirror-like reflectivity doubles the space through optical illusion, a device with baroque precedent now executed through contemporary materials and construction techniques, amplifying both the spatial volume and the luminous quality by reflecting ceiling illumination downward. The integration of dining and living functions within a continuous spatial volume reflects contemporary lifestyle preferences for fluid, multi-functional environments over compartmentalized rooms, a shift from earlier residential planning paradigms that rigidly separated social functions. One might consider how this space negotiates the relationship between public and private, presenting a living environment that possesses almost gallery-like refinement yet must accommodate the informal rhythms and inevitable disorder of daily domestic life, inviting contemplation of how contemporary luxury residential design balances aesthetic aspiration with lived reality, and whether such spaces serve as aspirational images, achievable domestic environments, or perhaps both simultaneously within different interpretive frameworks.

Production Technology
The layout is designed to create an open, comfortable, and stylish living space. In the living room, marble is used for the flooring and walls, giving it a clean, sophisticated look. The high quality leather walls, marble platform, wooden veneer furniture, and a mix of different stones and metals come together to express the home’s unique character. Italian furniture and lighting fixtures further enhance the sleek, elegant feel of the public areas.
Design Challenge
Due to the relatively narrow size of the Hong Kong residence, how to effectively plan a living environment suitable for a family of four within this 190 square meters of space became the challenge of this project. Throughout the design process, through communication with the owner, reasonable space planning is incorporated, while combining with the preferences of the occupants, the conceptual residence is realized through color materials and so on.
Project Duration
This project is located in Hong Kong, China, with a design start date of 06/15/2022 and a completion date of 12/23/2023.
Operation Flow
The large windows let in plenty of natural light, blurring the line between inside and outside, and giving the whole place a feeling of openness. The modern design combines marble with materials like jade stone and steel, starting from the entrance with its eye-catching combination of jade tile and blue sandstone.
Research
In the living room, an L-shaped sofa was chosen not only to provide ample space for family gatherings but also because one side faces the window, offering a direct view of the stunning Victoria Harbour.
